Acceptance
By using chat.realestate (the “Site”), operated by KairosIQ AI Realty, Inc. DBA Chat.RealEstate (Arizona Entity License CO721005000), you agree to these Terms. If you do not agree, please do not use the Site.
No Agency Relationship; No Advice
Browsing the Site, using the AI assistant, requesting a home value estimate, or saving searches does not create an agency relationship. In Arizona, agency is established only through a written agreement. Information on the Site — including AI-generated estimates, market data, and responses — is for general informational purposes and is not legal, financial, tax, or professional advice. Consult licensed professionals before making real estate decisions.
AI-Generated Content
Portions of the Site are generated by artificial intelligence under Designated Broker supervision. AI can make mistakes: estimates are not appraisals, and property information should be independently verified. AI never performs tasks requiring a real estate license — negotiation, contract advice, and agency decisions always come from a licensed professional.
Home Value Estimates
Estimates are automated opinions based on available market and county data and any information you provide. They are not appraisals, are not guaranteed, and may differ materially from a property’s actual market value or eventual sale price.
MLS Listing Data
Listing content is supplied through licensed MLS feeds and is for your personal, non-commercial use in identifying prospective properties. Information is deemed reliable but not guaranteed and may change without notice. Copyright of listing content belongs to its owners.
Accounts, Communications & E-Signatures
You are responsible for the accuracy of information you submit. By providing contact details you consent to be contacted about your inquiry; marketing communications can be opted out at any time (email unsubscribe; reply STOP for SMS). Where offered, you may execute documents electronically; such signatures are governed by the Arizona Uniform Electronic Transactions Act (ARS § 44-7001 et seq.) and the federal ESIGN Act.
Payments
Payments on the Site are processed by Stripe. Fees for agent membership and services are described at checkout and in the applicable agreements. Except as required by law or expressly stated, fees are non-refundable.
Acceptable Use
You agree not to misuse the Site: no scraping or bulk harvesting of listing data, no interference with the Site’s operation, no unlawful, deceptive, or discriminatory use, and no use of the AI assistant to generate content that violates Fair Housing laws.

Disclaimers & Limitation of Liability
THE SITE IS PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. TO THE MAXIMUM EXTENT PERMITTED BY LAW, KAIROSIQ AI REALTY, INC., KAIROSIQ AI, INC., AND THEIR PERSONNEL ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, OR CONSEQUENTIAL DAMAGES ARISING FROM USE OF THE SITE, AND TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SITE IS LIMITED TO $100 OR THE AMOUNT YOU PAID US FOR THE SERVICE AT ISSUE, WHICHEVER IS GREATER. Nothing in these Terms limits duties we owe under a signed agency or employment agreement or duties that cannot be limited under Arizona law.
Governing Law
These Terms are governed by Arizona law. Venue for disputes is Maricopa County, Arizona.
